MOD Properties access policy for inspection and repairs

  • You do not need to be present however, if children under 18 are home, an adult must be present.
  • Anyone home during the inspection dressed appropriately.
  • Adults must be awake and alert.  
  • Access to all areas is required.  Bedrooms, offices, closets, etc, may not be locked or excluded from access during inspection.
  • Please ensure all areas of your home, including storage spaces, crawlspaces, and basements, are accessible. If access is restricted, we may need to schedule a return visit.
  • Pets and service animals should be kept in a secure location during the inspection. If they are not in a kennel, please ensure someone is home to supervise them. We will sound alarms during the inspection, which may startle pets, so please inform us of their location. A note on the entry door indicating the presence of pets is appreciated.
  • A fee may be assessed if we are unable to access your home, if it is not prepared for inspection, or if a follow-up visit is required.

We will lock all doors upon completion of the inspection. If there are any locks that you do not regularly use, please ensure you have the proper keys to access them after we leave.
